How Bend Airbnb and Vacation Rental Management Works

Good short-term rental management starts before the first booking. First, we confirm the home can legally host guests. Next, we get it ready, list it and run it day to day. Here is the simple path we follow with new owners.

  • Check the rules. We confirm city or county permits, tax accounts and any HOA limits for your address.
  • Walk the home. We note repairs, safety items and supplies that guests will expect.
  • Build the listing. We write the description, set house rules and plan photos of the space.
  • Set pricing. We suggest nightly rates and minimum stays for each season, then adjust as bookings come in.
  • Run each stay. We handle guest messages, cleaning, restocking and checks between stays.
  • Report every month. You get clear numbers, photos of any repairs and honest advice.

Because our owner has a construction background, he reviews repair bids and checks finished work. That helps protect your home between guests, not just during peak season.

Bend, Oregon Short-Term Rental Rules for Airbnb Owners

Rules depend on where your home sits and how you rent it. Here is a plain overview from official sources. However, it is not legal advice, so confirm the details with the city, the county or your attorney.

City of Bend permits. Bend defines a short-term rental as a home or room rented for less than 30 consecutive days. According to the City of Bend short-term rental page, most rentals need a land use permit, an active business registration and an annual operating license. Whole-house rentals in many residential zones also face a 500-foot spacing rule from other approved whole-house rentals.

Neighbors and a 24/7 contact. The city also asks owners to give neighbors within 250 feet a 24/7 emergency contact. In addition, you can name a property management company as your authorized agent. That is one way our 24/7 emergency response fits the city process.

Bend room tax. Inside city limits, the City of Bend room tax is 10.4% of gross short-term rental revenue. Infrequent-use permits are the main exception. Reports are due monthly or quarterly, even when there is no rent to report.

Deschutes County lodging tax. Outside the city limits of Bend, Redmond, Sisters and La Pine, the county applies its own rules. The Deschutes County transient lodging tax is 8%, and owners must register with the county. Even when a booking site collects the tax, the county still requires your reports.

Oregon state lodging tax. The state adds its own tax on top of local taxes. The Oregon Department of Revenue lists the rate at 1.5% for stays ending by December 31, 2026, and 2.75% starting January 1, 2027.

Our role is to keep these steps organized. For example, we track renewal dates, remind you about filings and keep records ready for the city or county.

Airbnb Management Near Bend: Sunriver and Sisters

Bend is not the only vacation rental market in Central Oregon. Sunriver property management is a natural fit for many of our owners. Sunriver is outside city limits, so county registration and the county lodging tax apply. The Sunriver Owners Association also sets its own community rules for guests.

Sisters draws visitors for its small-town charm and mountain views. The City of Sisters runs its own short-term rental program, with a city permit, an operating license and city room tax. Learn more about our property management in Sisters, Oregon.

In both areas, we use the same steady system. So owners with homes in more than one town get one point of contact and one style of reporting.

Luxury Vacation Rental Management in Bend

Higher-end homes need closer care. Guests expect spotless rooms, working hot tubs and fast answers. Therefore, we plan inspections, deep cleans and vendor visits on a set schedule instead of waiting for a complaint.

Central Oregon weather also swings hard between seasons. As a result, we plan short-term rental upkeep around the calendar.

  • Winter: Heat checks, frozen-pipe protection, snow removal and safe entry paths for ski guests.
  • Spring: Deep cleaning, a roof and gutter check and touch-ups after the busy ski months.
  • Summer: Hot tub service, deck and grill checks and cleared brush around the home to reduce wildfire risk.
  • Fall: Furnace or wood stove service, gutter cleaning and a supply check before the holidays.

How We Keep Vacation Rental Owners Informed

Many owners live in Portland, Seattle or farther away. So we act as your local eyes and hands. We visit after storms, meet contractors and send photos when something needs a decision.

Each month, you get a statement with bookings, payouts, cleaning costs and repairs. At year end, you get a summary for your tax preparer. Meanwhile, you can call or email us anytime with a question about your account.

Some owners also mix rental types over time. For instance, a home might host guests in summer and hold a long-term tenant later. We manage both, and our HOA and condo association management team can help when your rental sits in a managed community.
