Tumalo Property Management

Tumalo Property Management at a Glance

Thorn offers Tumalo property management for homes, acreage and small farms between Bend and Sisters. We are a family-owned company based in Bend. So the team that answers your call drives these roads, knows the trades and understands rural property.

Our owner, Joshua Thornton, holds an active Oregon property manager license, #201261731. He grew up in rentals and construction and has more than 15 years of hands-on construction experience. In addition, we offer 24/7 emergency response for every home we manage.

Tumalo is a small, unincorporated community on U.S. Highway 20, about seven miles northwest of Bend, according to its Wikipedia entry. It sits along the Deschutes River, with farms, horse property and wide views of the Cascades. As a result, owners here need a manager who is comfortable with wells, pastures and long gravel drives.

Our Tumalo Property Management Services

Rural rentals need more than rent collection. Below is the work we take off your plate. You choose the services you need, and we explain each one in writing before you sign. Our guide to choosing a property management company covers the questions to ask first.

Long-Term Rentals

We screen applicants, sign leases that follow Oregon law and collect rent online. Then we handle repairs, renewals and move-outs.

Rural Homes and Acreage

We look after homes with wells, septic systems, shops and barns. We also plan for long driveways, snow, fences and defensible space.

Farm and Pasture Leases

We coordinate written leases for pasture and hay ground. In addition, we track irrigation season and the tenant’s duties under the lease.

Vacation Rentals

We check county rules first. Then we handle listings, guest messages, cleaning and lodging tax reminders for homes that can host guests.

Maintenance and Repairs

We coordinate upkeep through trusted local trades. Because our owner has a construction background, he reviews bids and checks the finished work.

Why Tumalo Property Management Is Different

Tumalo looks close to Bend on a map. However, renting a home here is a different job. Most parcels sit outside city limits, many homes have private wells and septic systems, and lots are often measured in acres instead of feet.

So we plan for the systems that city homes do not have. For example, we note the well pump, the pressure tank and the septic tank location at the first walk-through. We also record gates, fences, outbuildings and irrigation lines. Then we put that information in your file, so every vendor and tenant gets the same clear instructions.

  • Wells and water: We schedule water testing and pump checks, and we tell tenants what to do if the water stops.
  • Septic systems: We track pumping and inspections, and we give tenants a simple list of what not to flush.
  • Driveways and snow: We line up snow removal and gravel work before winter, so access stays safe.
  • Fences and gates: We check them at every inspection, because loose livestock and open gates cause real trouble.

Tumalo Property Management and Local Rules

Rules depend on where your property sits and how you rent it. Here is a plain overview. However, it is not legal advice, so confirm the details with the county or your attorney.

County, not city. Tumalo is unincorporated, so Deschutes County sets the land use and building rules for most parcels. City of Bend rules usually do not apply, even when the mailing address says Bend. Therefore, we confirm the zoning and any land use limits before we plan a rental.

Short-term rentals. Outside city limits, guest rentals must register with the county and collect the Deschutes County transient lodging tax. In addition, private road agreements and HOAs can add their own limits. So we check every layer before a home goes live for guests.

Long-term rentals. Residential tenancies follow ORS Chapter 90, Oregon’s landlord-tenant law. It covers deposits, notices, entry, repairs and lease endings. As a result, we write every lease and notice with those rules in mind.

Fair housing. Every applicant gets the same process. For that reason, we follow the federal Fair Housing Act and Oregon fair housing law in our ads, screening and leases.

Irrigation and Farm Leases in Tumalo

Irrigation shaped Tumalo from the start. Today, the Tumalo Irrigation District delivers water from Tumalo Creek and the Deschutes River to local farms and pastures. So water rights and irrigation season are part of many leases here.

For farm and pasture owners, we put the details in writing. For example, the lease says who runs the water, who fixes fences and who pays the district charges. Then we check in during the season, so small problems do not become disputes.

We do not give legal advice about water rights. Instead, we keep the records organized and point you to the district or your attorney when a question needs an expert.

Long-Term Rental Property Management in Tumalo

Many Tumalo owners want one steady tenant who loves the space and the quiet. A long-term lease means fewer turnovers and less wear. Therefore, we focus on careful screening, a clear lease and quick answers to repair requests.

First, we walk the property and suggest any repairs that protect the home. Next, we compare it with similar rentals nearby and walk you through a realistic rent range. Then we market the home, screen every adult applicant with one written standard and sign a lease that follows Oregon law.

During the lease, we collect rent online, handle repairs and give the notices the law requires. At move-out, we compare the home with dated move-in photos. Finally, we return the deposit, or send a written list of charges, within the time the law allows.

Vacation Rentals Near Tumalo State Park

Visitors come to the Tumalo area for the river, the trails and the mountain views. Tumalo State Park sits on the Deschutes River just north of Bend, with river access and a segment of the Deschutes River Trail. So some owners rent a guest house or a second home to short-term visitors.

Guest rentals take more daily work, though. We write the listing, answer guest questions and set house rules that respect the neighbors. Between stays, we schedule cleaning and quick checks. In addition, we remind you about county registration and lodging tax filings.

Seasonal Tumalo Property Management

Tumalo sits in the high desert, so the weather swings hard between seasons. Instead of waiting for something to break, we plan upkeep around the calendar.

  • Winter: Heat checks, frozen-pipe and well-house protection, and snow clearing for long drives.
  • Spring: Irrigation start-up, a roof and gutter check, and fence repairs after the snow melts.
  • Summer: Cleared brush and dry grass around the home to reduce wildfire risk.
  • Fall: Irrigation shut-down, furnace or wood stove service and clean gutters before the first snow.

We also keep a list of trusted local trades for each season. As a result, your property gets on the schedule before the busy rush.

How We Keep Tumalo Owners Informed

Many owners live in Bend, Portland or farther away. So we act as your local eyes and hands. We visit after storms, meet contractors and send photos when something needs a decision.

Each month, you get a statement with rent received, repairs paid and any reserve held. At year end, you get a summary for your tax preparer. Meanwhile, you can call or email us anytime with a question about your account.

Tumalo Property Management FAQ

Rentals, Rules and Farm Leases

Do you offer Tumalo property management for rural homes and acreage?

Yes. We manage single-family homes, rural homes on acreage, guest houses and small farms in and around Tumalo. Wells, septic systems, irrigation, fences and outbuildings are part of that work.

Is Tumalo inside Bend city limits?

No. Tumalo is an unincorporated community in Deschutes County, so most Tumalo homes follow county rules instead of City of Bend rules. Many Tumalo properties still use Bend mailing addresses, so we always confirm which rules apply to your parcel.

Can I rent my Tumalo home to vacation guests?

Often, yes. Short-term rentals outside city limits must register with Deschutes County and collect the county transient lodging tax. Zoning, land use rules and any HOA or road agreement can add limits, so we check those first.

Do you manage farm and pasture leases in Tumalo?

Yes. We coordinate written leases for pasture, hay ground and small farm parcels. We also track irrigation season, fence repairs and the tenant’s duties under the lease.

Wells, Licensing and Emergencies

How do you handle wells and septic systems at rentals?

We set a maintenance schedule, keep service records and give tenants simple written instructions. Then, when a pump, pressure tank or septic system needs work, we call licensed local trades and report back to you.

Is Thorn licensed in Oregon?

Yes. Joshua Thornton holds an active Oregon property manager license, #201261731, through the Oregon Real Estate Agency.

What happens if there is an emergency at my Tumalo rental?

Tenants can reach us 24/7. First, we stop the damage, for example by shutting off water at the well or the main valve. Then we schedule the repair and send you photos and a short report.
